Dubai Eases Property Visa Rules, 2-Year Residency Now Easier

Dubai, UAE – Web Desk: The Dubai government has announced significant relaxations in property visa regulations for foreign investors, making it easier to obtain a two-year residency visa through real estate purchases.

Under the new policy, the minimum price requirement for a single owner has been removed, allowing more individuals to benefit from the facility.

According to officials, residency visas can now also be obtained through joint property ownership, provided each investor’s share is at least 400,000 dirhams (approximately $109,000). The move aims to boost foreign investment and further energize the property market.

The two-year investor visa has been made more accessible compared to previous regulations, while conditions for other long-term visas remain unchanged.

For the five-year retirement visa, a minimum investment of 1 million dirhams ($272,000) and an age limit of 55 years are required.

The 10-year Golden Visa requires a minimum investment of 2 million dirhams ($545,000). Golden Visa holders will also have the facility to sponsor family members and domestic workers, and can maintain their visas even while living outside the UAE.

Experts say the new policy will further accelerate Dubai’s real estate market and increase interest from global investors.

The relaxation comes as Dubai continues to attract international capital amid global economic uncertainties, with the city’s property market already witnessing strong post-pandemic recovery.
